Southern California is one of the most active regions of the nation when it comes to commercial real estate. Be it leasing or investment, operations or advising, the CRE professionals in the area have their hands full. The active market is also providing the perfect platform for young women and men who have entered this industry in recent years. Real Estate Forum has scoured the market to identify 20 rising stars who are on track to take leadership positions in the next phase of the commercial real estate business in Southern California. JLL’s Tim Olson has been named one of Real Estate Forum Magazine’s Tomorrow’s Leaders in Southern California and the only JLL Broker in Southern California.
Tim’s diverse experience gives him a broader perspective than most of his competitors. During his career, he marketed office, industrial, R&D and biotechnology properties and has also worked on the tenant side, heading up numerous corporate tenant representation projects. As a result of his experience and reputation, Tim has represented some of the biggest names in San Diego commercial real estate, including Kilroy Realty, AIG, LBA Realty, Beacon Capital, Legacy Partners and many more.
During the course of his eleven-year career as a commercial real estate broker, Tim Olson has transacted more than 2.9 million square feet of sale and lease transactions with a value exceeding $650 million, a remarkable achievement that has helped earn him several awards already.
Tim joined JLL as part of a unified leasing team. JLL recruited Tim and his team based upon their reputation as one of the top landlord representation teams in San Diego. Tim and his team handled the prestigious leasing assignment for one of San Diego’s largest and most notable corporate office campuses, The San Diego Tech Center, which includes 10 buildings and is widely acknowledged as the heart of one of San Diego’s most important industries: technology and was honored with multiple awards from the San Diego Business Journal as well as the San Diego Daily Transcript.
Tim and his teammates also play an important advisory role in a large percentage of the future office development in San Diego. The four new projects they’re affiliated with total more than 2.5 million square feet of future office space.
The Southern California market is evolving in a positive way this cycle. Most of the new office development from Los Angeles to San Diego has been redevelopment cycle. Much of functionally obsolete property is being repurposed into first class, modern work environments. This redevelopment cycle will continue to push up rental rates in the lower tiers of the market, which will allow for new development to become feasible in the coming years. If the economy and the technology and defense industries continue to thrive, the commercial real estate industry will see some good times in the coming years.

As leadership service to his industry, Tim served as a board member for the NAIOP Developing Leaders program for six years, where he started the Give Back committee and its annual Thanksgiving food drive, which has raised thousands of dollars with which San Diego Youth Services (SDYS). He also served on NAIOP’s legislative committee and was instrumental in starting NAIOP beach clean-ups, Food Bank volunteer days and an onsite painting/cleanup day at SDYS.
