There is an ‘I’ in this team: The IDEA1 Team – a case study in collaboration

CREW San Diego recently invited JLL San Diego to make a presentation about “IDEA1” – focusing on the collaboration and creativity that has gone into this unique project.

Located in San Diego’s East Village, IDEA1 is billed as

“mixing all of the critical uses – office, residential, and retail – in a way that encourages interaction between inhabitants of this block and the larger community”

JLL became involved when one of the project’s principals, Mike McNerney of Lowe Enterprises, reached out to JLL’s capital markets guru Lynn LaChapelle, whom he had known and worked with for many years. Because the project was to include office, Lynn brought in JLL colleague Bess Wakeman of JLL’s local Agency Leasing team. As the project morphed, residential became a component, and the team expanded to include Darcy Miramontes of JLL’s San Diego Multifamily group.

Through Darcy’s hard work, Stephen Adams of LaSalle Investment Management joined the team to provide the equity and JLL’s Chris Casey was engaged to provide construction financing.

As with many projects, IDEA1 took many twists and turns, following the fluid real estate market. As the project evolved, office space was eliminated…temporarily…and retail and restaurant space was added. A large outdoor courtyard – called The Hub – will serve as meeting and entertaining space for residents and the community alike.

Knowing that office space may not currently be a viable dimension for the project, the team decided on a design with flexibility so that some of the residential space could be converted to and leased as office space when needed. Caroline Kreiser of The Miller Hull Partnership joined the team to redesign the project with that goal in mind.

Today IDEA1 plans include:

  • 292 studios and 1 and 2-bedroom units
  • Access to co-working space, an exercise room and event kitchen
  • Clubhouse and roof-top pool
  • A mix of retail and restaurant ground level restaurant space, including work-space lofts

With a completion date of 2017 or so, San Diegans are going to have to wait for this exciting project…but the wait will be well worth it.

CREW1During the CREW presentation, moderator Lynn and panelists Steve, Caroline, Darcy, Mike and Bess emphasized the importance of the right team in making a project like this come to life. Every member embraced the vision  of the project– to expand East Village with a development that fits the needs of the market, has flexibility to change and helps bring together not only the block on which it is built but the entire community.
